Please be careful walking and driving in areas not yet cleared of snow/ice, such as steps and drainage paths (gutters and concrete pans). After areas are cleared of snow & ice, meltwater in the drainage paths may freeze again overnight.
De-icer canisters are distributed around the community for anyone to use. The HOA places them near steps and areas with significant foot traffic.
Use de-icer as necessary. Excessive use may degrade the concrete, leading the HOA to spend your assessment money on concrete replacement sooner than would be necessary otherwise.
Please don't store the de-icer canisters inside your home or on your porch, so your neighbors can easily get to them without entering your property/porch, and so the HOA can easily access them for maintenance. Also, there's a slight risk that deicer might stain your porch. The canisters are not assigned to any Units.
Please contact the manager if a canister is damaged, empty, or the contents are not pourable. If moisture enters, contents may solidify. The HOA tries to keep the canisters only half-full, so they're light enough to be easily handled by all residents.
Be careful handling de-icer. It is not pet-friendly. Since prior purchases were not fully expended before some canisters were refilled, the collection of canisters contain various products. Here are the available Safety Data Sheets: “Road Runner”, “Premiere Ice Melter”, “SOLO Ice Melt”, “Snow Joe Melt”, "Safer than Salt".
The HOA has a snow removal contractor, but they don’t visit until there's enough accumulation, to avoid wasting HOA funds. Also, they may not visit our community as their first stop, since they have other clients. On medium to small storms, they come after accumulation has stopped, to save you $. In a heavy storm, they will most likely plow during the storm and then come back a second time for plowing and hand shoveling.
If you know PRIOR to a storm that you'll need help before plows arrive (e.g. need to depart very early for work), one of your neighborhood volunteer “snow-angels” might be able to help. Contact the manager.
The HOA may not clear porches (your property), but the contract does call for removal up to the porch.
